Pets

• Allowed: Up to 2 pets per unit.
• Fee: $150 additional cleaning fee for pets.
• Crating: Pets must be crated when left alone in the unit and must be crate trained to prevent noise disturbances (shared walls).
• Clean-Up: All pet waste must be picked up, bagged, and disposed of—even in the yards.
• Damages: Any pet-related damages will be billed to the guest.

Smoking, Vaping, & E-Cigarettes

• Absolutely NOT allowed inside units or on front/back patios.
• Permitted Areas: Smoking is only allowed at the fire pits or by the detached garage.
• Waste: All cigarette waste must be picked up, properly extinguished, and disposed of.
• Fees: If housekeeping detects any smoke smell in the unit, a $250 additional cleaning fee will be billed via Airbnb. Housekeeping staff are the sole decision-makers for this fee.
• Smoke Alarms: Any tampering or damage (including removal) to smoke alarms will also result in the $250 fee.

Quiet Hours & Noise

• Quiet Hours: 11:00 PM – 6:00 AM.
• No Parties/Loud Noise: No parties or loud noises during quiet hours.

Additional Guests

• Visitors: Additional guests are welcome but must leave by 11:00 PM.
• Overnight Guests: Any unregistered guests on the property after 11:00 PM will be billed at $25 per person, per night.
• Enforcement: Guest counts are determined by exterior security cameras (no cameras inside units).

General Policies

• Parking: Free gravel parking in front of the retreat.
• Events: Small gatherings/events allowed, but must end by 11:00 PM. All visitors must leave by 11:00 PM.
• Cleanliness: Dispose of garbage daily in dumpsters/bins by the barn. Remove all garbage from the unit before check-out.
• Check-Out Reminders: Bring dirty linens/towels to the bottom of the stairs, load and start the dishwasher, and place tied garbage bags on the front porch.
• Amenities: Outdoor games and amenities available (first come, first served). Respect quiet hours and neighbors. Private back patios provided.
• Security & Safety: Turn off/unplug appliances when not in use or when leaving. Lock doors when leaving. Exterior areas under video surveillance. First aid kits, fire extinguishers, and smoke alarms provided.
• Internet: No illegal downloads or restricted content.
• Children: No cribs/high chairs provided; bring your own if needed.
• Damages: Report any damage immediately. Fees will be charged for damages or missing items.
• Security Deposit: No deposit, but damages/extra cleaning will be billed via Airbnb.
